INVESTMENT APPROACH

ACQUISITION & REHABILITATION FUND

The Acquisition & Rehabilitation Fund focuses on the purchase and rehabilitation of property portfolios containing distressed single-family housing properties created as the result of foreclosure, deferred maintenance and/or geographic market imbalances. The fund also includes a lease/rental program for certain properties which offer the Fund strong present cash flows and substantial capital infusions upon disposition.

Multi-Family Opportunity Fund

The Multi-Family Opportunity Fund identifies apartment community investment opportunities through leveraging our  network of industry professionals across the country which allows us to source transactions that offer attractive cash flows over the life of the deal and significant capital gains at disposition.

Franchise Brands Fund

Heritage Private Equity Partners’ investment background, franchising knowledge and experience gives us the ability to identify and leverage unique funding options for franchised brands. The Franchise Brands Fundresearches, identifies and structures lucrative opportunities in the franchising market to enable our LP investors to act as passive owners, while enjoying cash flows generated by the successful operation of the business(es).

Land Development Fund

The Land Development Fund acquires, holds and develops both urban and suburban properties that require land development, subdivision platting and/or home construction to reach their market potential.  Properties are held in reserve until time and market expansion provide the right environment for disposition.
